West Portal and the residence parks around it are unlike anywhere else in San Francisco. Where most of the city grew as speculative rows, these neighbourhoods were laid out deliberately in the 1910s and 1920s as planned residence parks — curving streets, generous setbacks, mature street trees, and detached single-family homes.
The housing reflects that: 1920s and 1930s period-revival homes, Mediterranean, Tudor and Spanish styles, on lots considerably larger than the city norm, many with actual driveways and gardens.
For a remodeller this is close to a suburban proposition inside city limits — detached houses, real access, room to work — with San Francisco's permitting and, in some of these enclaves, an additional layer of design oversight.
Several of the residence parks around West Portal were established with their own design standards and homeowner associations, and in those enclaves exterior work is reviewed for how it fits the neighbourhood's character. St. Francis Wood and Forest Hill are the best known.
That review is separate from, and additional to, the city's permit. Which one applies depends on your exact address, and the difference between a street inside a residence park and one just outside it can be substantial.

Some streets around West Portal sit inside planned residence parks with their own architectural review — St. Francis Wood and Forest Hill among them. Confirm whether yours does before designing any exterior change.
These are well-built houses with genuine period character — arched openings, tile, plaster, leaded glass, and hardwood floors. Replacing that detail with stock modern equivalents is visible immediately and rarely improves the property's value.
Underneath, they are a century old, with the systems that implies: original wiring in unmodernised houses, galvanized plumbing, and foundations that predate seismic requirements. The framing itself is generally sound.
