Moraga is small, quiet, and deliberately so. Development is concentrated in the valley and the lower hillsides, with substantial protected open space around it. The town's population has stayed relatively stable for decades, which means the housing stock has aged in place rather than being replaced.
That housing is mostly 1960s and 1970s — ranch homes and split-levels on generous lots, many on gentle to moderate slopes, built when Moraga developed as a residential community around Saint Mary's College.
Those homes are now fifty to sixty years old. The framing is sound, and essentially everything else is due: kitchens, bathrooms, windows, insulation, and often electrical capacity.

Much of Moraga's surrounding land is protected open space, which is why the town looks the way it does. It also means many properties back onto undeveloped hillside, with the drainage and fire considerations that come with that.

The recurring work here is the full mid-century modernization. Opening the kitchen into living space, which is structural work because that wall usually carries load. Updating bathrooms that are original or close to it. Replacing single-pane windows. Adding the insulation the era skipped.
Because Moraga is inland and gets hot, the envelope work has an outsized effect on how the house lives. A 1968 Moraga home with original glazing and minimal insulation is uncomfortable for months; the same house with a properly improved envelope is not.
Moraga's slopes are generally gentler than Orinda's, but they are real, and hillside parcels bring the usual considerations — stepped foundations, deliberate drainage, and access that takes more labor than a flat lot.
Properties backing onto open space have two additional factors worth planning for. Drainage from undeveloped hillside can be significant and needs managing at the property line rather than at the house. And fire-aware construction — ember-resistant vents, appropriate roofing and siding assemblies, careful detailing at eaves and decks — is worth discussing when you are already replacing those elements.
