Pleasanton sits inland in the Amador Valley, and summer heat here is a real design factor rather than an afterthought. Homes from the 1970s and 80s generally have some insulation but not enough, and glazing that was adequate by the standards of the time and is not now.
That makes the envelope the highest-value place to spend on comfort. Insulation, better glazing especially on west elevations, attic ventilation, and shading do more for how the house feels in August than almost any finish-level project.
Correctly sizing cooling after improving the envelope — rather than before — saves both installation and running cost.
Pleasanton's suburban lots are generally generous, which makes detached ADUs practical here without squeezing against setbacks. Rear yards in the 1970s and 80s tracts frequently have room for a real unit with usable outdoor space remaining.
Demand here is often driven by family rather than rental income — a self-contained space for a parent or an adult child, close but independent. That changes the design brief: the priority becomes accessibility, single-level living, and a comfortable relationship to the main house rather than maximizing rentable square footage.
