San Leandro grew fastest in the 1940s through 1960s, and its housing reflects that: solid, modest single-story homes on regular lots, built quickly and built to a pattern. Washington Manor, Broadmoor, and the tracts around them are the clearest examples.
That consistency is an advantage. When we have remodeled several homes of the same vintage in the same tract, we know what the framing looks like, where the plumbing runs, and what tends to be hiding behind the plaster. Fewer surprises means tighter pricing and fewer change orders.
The recurring wish list is consistent too — open the kitchen to the living space, add a second full bathroom, replace original windows, and get insulation into walls that never had any.
San Leandro runs an intake screening before formal plan review begins, which is worth understanding: your project does not enter the review queue until the submittal is judged complete. A thin package does not start the clock early — it just delays the start.
Counting design, permitting, and corrections together, plan on roughly two to four months from first drawing to construction start on a project of any real size. That is normal for the East Bay and worth setting expectations around early.

Most San Leandro homes were built with two or three bedrooms and one bathroom, which is the single biggest mismatch with how families live now. There are usually three ways to fix it, and which one is right depends on the lot more than the house.
Reworking the existing footprint is the cheapest — stealing space from an oversized hallway or a detached garage to add a second bathroom. A rear addition costs more but adds real square footage. A detached ADU costs the most and returns the most flexibility, including rental income.
Estudillo Estates and the older streets near downtown have deeper lots that take a detached unit comfortably. The post-war tracts further south are tighter, and an attached conversion often makes more sense there.
A house built in 1955 is now seventy years old, and the parts that wear out on that schedule are the ones behind the walls. Original galvanized supply lines corrode from the inside and lose pressure. Cast iron drain lines crack. Electrical panels sized for a 1950s household do not carry a modern kitchen, let alone an EV charger.
None of that is exciting to spend money on, and all of it is cheaper to do while walls are already open. We flag it during the site visit so it is a decision rather than a mid-project surprise.
