That reframes what a remodel should prioritize. Insulation, high-performance glazing, attic ventilation, radiant barriers, shading on west elevations, and properly specified cooling do more for how a Livermore house lives than almost any finish-level project.
It also means Title 24 compliance here is not a formality to satisfy — it is the same set of measures that make the house comfortable, and worth designing deliberately rather than meeting minimally.

Livermore lots are among the more generous in the Bay Area, particularly in the older neighborhoods and the 1970s tracts. Detached ADUs are genuinely practical here — a real unit with separation and its own outdoor space, rather than a structure squeezed against a setback.
The design consideration people underestimate is the same climate factor. An ADU here needs the same envelope attention as the main house; a lightly built detached unit will be uncomfortable for a third of the year.
