Milpitas has a neighborhood with a genuinely remarkable story. When Ford moved its assembly plant from Richmond to Milpitas in 1954, many of its Black workers found they could not buy or rent housing anywhere near the new site. In response, the United Auto Workers and the American Friends Service Committee cooperated to build Sunnyhills — an intentionally integrated community, and one of the first interracial housing developments in the country.
Ben Gross, the UAW local leader who helped find the land, later became mayor of Milpitas and the first Black mayor of any city in California. When Khrushchev visited the area in 1959, he was taken to see Gross and his family at home in Sunnyhills.
For a homeowner, the practical relevance is that Sunnyhills homes are 1950s construction with the systems questions that implies — original electrical, dated plumbing, minimal insulation. But it is worth knowing what neighborhood you are remodeling in.
Sunnyhills was built in the mid-1950s by the UAW and the American Friends Service Committee as one of the nation's first intentionally integrated housing developments — a notable piece of both Milpitas and national history.
The most common brief in Milpitas is not a nicer kitchen — it is room for more people. That usually resolves into a downstairs bedroom and full bathroom, a garage converted into a self-contained suite, or a detached ADU in the rear yard.
Each option sits at a different cost and gives a different degree of independence. The junior ADU within the existing house is least expensive and shares most systems. A garage conversion is in the middle. A detached ADU costs the most, gives the most separation, and can be rented later.
