Pacifica is a string of coastal neighborhoods along a dramatic stretch of shoreline, and the ocean shapes everything about building here. The housing is mostly post-war — Linda Mar, Sharp Park, and Fairmont filled in through the 1950s and 60s, with Park Pacifica and the hillside areas coming later.
The homes themselves are conventional. What is not conventional is the environment they sit in. Salt air is corrosive, wind exposure is genuine, and fog means moisture management matters more than it does five miles inland.
That environment is exactly why people live here, and it is why the right material choices matter more in Pacifica than almost anywhere else in the Bay Area.
Pacifica has a permit consideration almost no other Bay Area city does: most of it sits in the California Coastal Zone. Alongside the ordinary building permit, some projects need a Coastal Development Permit — a discretionary approval reviewed against the Coastal Act and Pacifica's certified Local Coastal Program.
The threshold most homeowners need to know: improvements to an existing single-family home generally do not require a Coastal Development Permit, but removing more than 50% of the existing exterior walls does. That single number can decide whether your project is a two-month permit or a much longer discretionary one.

The good news is that ordinary improvements to an existing single-family home generally do not trigger one. The line that matters is the exterior walls: if a project removes more than 50 percent of the existing exterior walls, a CDP is required. Keep more than half of them, and you generally stay out of that process.
This changes how we design substantial remodels in Pacifica. Where a homeowner wants something close to a rebuild, there is often a version that achieves most of the goal while preserving enough of the existing shell to stay on the simpler path — and the difference in schedule can be months.

Materials that last thirty years inland can fail in a fraction of that time on this coast. Standard fasteners corrode. Ordinary exterior finishes chalk and fail early. Untreated metal fixtures rust from the inside out. Windows and doors take wind-driven rain that inland units never see.
The answer is not exotic — it is choosing correctly and detailing properly. Stainless or properly coated fasteners, marine-appropriate finishes, careful flashing, and materials rated for the exposure. It costs somewhat more up front and it is the difference between a exterior that lasts and one that needs redoing in eight years.
