The second is slab foundations, which are common in the later tracts. Moving plumbing on a slab means cutting and patching concrete rather than working in a crawl space, which is more disruptive and more expensive than the same change in a raised-foundation house. Concord lots are generally generous by Bay Area standards, which makes it one of the more practical places in the region for a detached ADU. Rear yards frequently have room for a real unit with usable outdoor space remaining.
Garage conversions are the lower-cost route and work particularly well on these homes, since attached garages are well positioned and the slab and shell already exist. Insulation, a moisture barrier over the slab, egress, and proper heating and cooling are what turn a garage into living space rather than a converted garage.
