The Ingleside has an origin most San Francisco neighbourhoods do not. A horse racing track occupied the site until the early 1900s, and when it closed the land was laid out as Ingleside Terraces — a planned residence park with curving streets following the old track oval, generous lots, and a large sundial at its centre that is still there.
Around that planned core, the wider Ingleside, Oceanview and Merced Heights filled in through the 1920s to 1940s with detached single-family homes on a regular grid — modest, well-built, and set back with driveways and yards.
It is a genuinely mixed neighbourhood architecturally: period-revival homes on the curving residence park streets, and straightforward mid-century stock on the surrounding blocks.
Ingleside Terraces was established as a planned residence park, and like St. Francis Wood and Forest Hill on the other side of the ridge, that history can carry design expectations for exterior work that the surrounding blocks do not have.
Which applies depends on your exact address, and the difference between a street inside the residence park and one just outside it can be substantial. It is the first thing we establish on a project here, because it changes the design process and the schedule.
Outside the planned tract, the surrounding grid is conventional single-family San Francisco — detached houses, driveway access, and no additional design layer beyond the city's own review.
Like the rest of southern San Francisco, the Ingleside offers what the northern districts cannot: detached houses, driveways, side setbacks and real rear yards. That makes both rear additions and detached ADUs practical rather than a squeeze against a setback.
Construction access is straightforward — deliveries to a driveway rather than carries from a street with no parking — which keeps costs closer to a suburban project than an inner-city one.
State law requires ministerial review within 60 days for ADUs meeting objective standards, and San Francisco's rear-yard setback rules still apply. Permits go through the citywide Department of Building Inspection.
