The Bayview has two things most of San Francisco does not: a large stock of detached single-family houses, and genuinely good weather. It sits east of the fog line, in the sunniest corner of the city, on slopes that catch light the western districts rarely see.
The housing is mostly 1940s through 1970s — newer than the pre-war neighbourhoods, built on a conventional grid with driveways, garages and yards. Median year built here is around 1977, decades later than the Victorian districts, which changes what a remodel involves.
That combination — later construction, detached houses, real access, and the city's most attainable prices — makes the Bayview one of the strongest value propositions in San Francisco for a homeowner planning work.
Construction costs the same here as anywhere in San Francisco, but the houses are more straightforward and the access is far easier, so more of the budget goes into the work rather than into getting to it.
There is also less to undo. A 1960s Bayview house does not carry the century of knob-and-tube wiring, galvanized plumbing and unreinforced foundation that a pre-1906 Victorian does. The framing is conventional, the systems are newer, and the layouts respond well to a few targeted changes.
The highest-value projects here are the unglamorous ones — electrical capacity, a second bathroom, opening the kitchen, and insulation and windows. We are direct about that, including when the honest advice is to do less and do it properly.
The Bayview combines San Francisco rents with the city's most attainable property values and lots big enough to build on. That is an unusual combination, and it makes the arithmetic on a second unit work here more readily than almost anywhere else in the city.
Lots are frequently deep enough for a detached unit with usable yard remaining, and driveway access keeps construction costs closer to a suburban project than an inner-city one. Garage conversions are the lower-cost route and work well on these houses.
One local note: parts of the area near the former Naval Shipyard at Hunters Point have a history of environmental remediation. It does not affect ordinary remodelling, but for anything involving significant ground disturbance it is worth confirming what applies to your specific parcel before you design.
