These are planning ranges for typical 2026 projects, not quotes. Every project is priced after a site visit.
Santa Clara has an older core than most of the South Bay. The Old Quad, the historic grid around Santa Clara University and the mission, has Victorians and early-1900s homes that predate almost everything around them. Outside that, the city is largely 1950s and 1960s post-war tracts, with newer development at Rivermark and along the northern edge.
Those two worlds need different work. An Old Quad Victorian carries a century of systems — original wiring, galvanized plumbing, unreinforced foundations — plus original detail worth protecting. A 1955 ranch is straightforward framing with a dated layout and no insulation.
We establish which one we are dealing with at the site visit, because the estimate for the same square footage differs substantially between them.
Santa Clara has a Simple Permits path for straightforward work and a Permitting Online Portal that handles applications, searches, revisions, payments, and inspection scheduling around the clock. For a homeowner, the useful question at the outset is which category your project falls into.
The online portal runs 24 hours, which matters more than it sounds — scheduling inspections and filing revisions without a counter visit takes real friction out of a project. Ask early whether your scope qualifies as a Simple Permit.
Permit fees and review times change. Check current requirements on the City of Santa Clara Building Division building permits page before planning around a date.
The dominant project in Santa Clara is making a post-war house work for a modern household. That means opening the kitchen to living space, adding a second bathroom or a primary suite, and dealing with the windows and insulation that era skipped.
The structural piece is the part people underestimate. The wall between the kitchen and the living room is frequently load-bearing, so removing it means a beam, posts, and footings that can carry the load — engineering, not just demolition. It is very doable and it is the change that most transforms these houses, but it belongs in the budget from the beginning.
Post-war lots in Santa Clara are generally regular and often deep enough for a detached ADU with usable yard remaining. Garage conversions are the lower-cost path, and on these homes the attached garage is usually well positioned for it.
The Old Quad is tighter, with smaller lots and older structures, so an attached or interior conversion frequently makes more sense there than new detached construction. We measure before recommending either.
State law requires ministerial review within 60 days for ADUs meeting objective standards, and limits how far local setback and lot coverage rules can restrict them.
