Bernal Heights is unlike the rest of San Francisco's older neighbourhoods. Instead of tall narrow Victorians in continuous rows, it has small detached and semi-detached cottages scattered across a genuinely steep hill, on lots of wildly inconsistent size and shape.
Some of that stock is very modest by origin — the hill absorbed a great deal of quickly built working housing in the early 1900s, and a number of cottages here trace back to the years right after 1906. They were small, cheap and fast, and many have been added onto repeatedly since.
That history is exactly what makes Bernal projects unpredictable in a way Sunset projects are not. Layers of undocumented previous work are common, and we plan for finding them rather than hoping we do not.
Access is the cost driver people underestimate most in Bernal. The streets are narrow and steep, parking is scarce, many houses sit well above or below the roadway, and there is often no side yard at all. Material gets carried, sometimes up long flights of steps.
That is real labour, and it is why an identical scope of work prices differently here than in the flat Mission a few blocks north. We scope access deliberately rather than burying it in general conditions, so you can see what you are paying for.
The slope also means stepped foundations, deliberate drainage, and sometimes retaining work — the same considerations as any hillside site, on lots that are frequently small and awkward.
Bernal cottages are small, so most projects here are about adding usable space rather than reconfiguring plenty of it. The routes are the familiar ones — down into a garage or under-house level, back into the yard, or up where the zoning and the neighbours' views allow.
Because the lots vary so much, there is no standard answer. Two houses on the same block can have completely different options. We measure and check the zoning before recommending a direction, because in Bernal the lot really does decide.
