On the hillside neighborhoods, grade adds the usual considerations — stepped foundations, deliberate drainage, and site access that takes more labor than a flat lot.
South San Francisco has a high share of multigenerational households, and much of our work here is about fitting more of a family into one property comfortably — a downstairs suite, a garage conversion, or a detached ADU where the lot allows.
Post-war lots in the flatter neighborhoods are often deep enough for a compact detached unit. On the hillside parcels, developing lower-level or tuck-under space is frequently the better and cheaper answer. State law requires ministerial review within 60 days for designs meeting objective standards.
