Los Altos is defined by its lots. Parcels here are substantially larger than in the surrounding cities, the streets have mature trees, and there is a deliberate low-density character that residents protect. That combination shapes every project.
The housing runs from 1950s ranch homes — many still close to original — through substantial custom homes built or heavily remodeled in the decades since. A large share of our work here is whole-home renovation rather than single-room remodeling, because owners of these houses tend to be reworking the entire way the home functions.
The generous lots make almost anything possible from a space standpoint. What governs instead is how much house the lot is allowed to carry, and how the result sits among its neighbors.
Los Altos handles plan submittals electronically — the Building Division no longer accepts hard-copy plans at City Hall. The division does architectural and structural plan check, inspections, and general counter information from its San Antonio Road offices.
Los Altos pays close attention to how homes sit on their lots — floor area, massing, and neighborhood compatibility. For anything beyond an interior remodel, design considerations usually drive the calendar more than plan check does.

In cities with small lots the constraint is usually setbacks. In Los Altos it is more often floor area and massing — how much square footage the parcel supports and whether the design reads appropriately from the street.
That means the first work on a Los Altos project is arithmetic, not architecture. We establish what the lot can carry before anyone designs to a wish list, because discovering the ceiling after a design is finished means starting over.
Mature landscaping is the other consideration people underestimate. Established trees are part of what makes these neighborhoods valuable, they may be protected, and construction access around them takes planning. It is worth designing around a significant tree rather than removing it.
Los Altos lots are among the most ADU-friendly in the South Bay simply because there is room. A detached unit here can sit well away from the main house with real separation and its own outdoor space — the version of an ADU that actually feels like a home rather than a compromise.
State law requires ministerial review within 60 days for designs meeting objective standards, and limits how far local rules can restrict ADUs. On a large Los Altos parcel that generally means the design conversation is about siting and quality rather than about squeezing under a limit.
