These are planning ranges for typical 2026 projects, not quotes. Every project is priced after a site visit.
Orinda is almost entirely hillside. Homes sit among oaks on winding roads, often well above or below the street, frequently on parcels that would be considered unbuildable in a flatter town. That setting is the entire appeal and the entire construction challenge.
The housing is largely 1950s through 1970s, with notable mid-century modern homes taking advantage of the topography, plus older homes near the Orinda village and substantial newer construction and remodels since.
The mid-century houses here are frequently excellent — designed for their sites, with glazing that captures the views. They are also under-insulated, single-glazed, and mechanically dated, which is most of what a remodel here addresses.
Orinda's Building Department handles residential permits for a city that is almost entirely wooded hillside. Site conditions here shape projects more than in any flat city — what the ground and the trees allow comes before what the floor plan wants.
Orinda is steep, wooded, and served by narrow winding roads. Every one of those affects construction cost in ways a bid based on square footage alone will miss.
Permit fees and review times change. Check current requirements on the City of Orinda Building Department building permits page before planning around a date.
On an Orinda project, the site routinely costs more than people expect and occasionally more than the building work itself. There are concrete reasons for that.
Foundations step down or up steep grades and need substantially more concrete, steel, and engineering than a flat pad. Drainage must be engineered, because uncontrolled water on a wooded slope is what eventually undermines a foundation. Retaining walls are common. And access is genuinely difficult — narrow winding roads, steep driveways, and homes set well off the street mean material gets carried rather than delivered.
We assess all of it before pricing. A bid that treats an Orinda addition like a valley-floor addition of the same square footage has not been to the site.
In Orinda, ask for site work to be priced as its own line. On a steep wooded parcel it can rival the cost of the building work, and you should be able to see which is which.
Orinda's mid-century homes were frequently designed around the site — large glazed openings facing the view, low-slope roofs, open plans, and post-and-beam structure. They are worth updating carefully rather than replacing.
The work is usually envelope and systems rather than layout. Glazing that meets Title 24 without losing the proportions that make the house work. Insulation strategies that suit exposed structure. Roof assemblies detailed properly for low slope. And heating and cooling appropriate to an inland climate with large glass areas.
