The Mission is one of the few large parts of San Francisco that is genuinely flat, and that changes construction here more than people expect. Material gets delivered rather than carried, crews can stage, and the site logistics that drive costs up in the hill neighborhoods largely fall away.
The buildings themselves are old. Much of the Mission survived the 1906 fire, so there is Victorian and Edwardian stock here that predates almost everything else in the city — plus a large share of two- to four-unit buildings and flats rather than single-family homes.
That mix matters. A single-family Victorian on a quiet block and a four-unit building on Valencia are very different projects, legally as well as structurally, and the first thing we establish is which one you have.
A great deal of Mission housing is two units or more, and that brings requirements a single-family remodel never sees. San Francisco's soft-story ordinance applies to qualifying multi-unit buildings — a mandatory retrofit programme rather than an optional improvement.
Occupied units bring their own considerations around notice, habitability, and scheduling, and work that affects a tenant's unit is regulated. If your building has tenants, the rules that apply to your project are worth confirming before anything is designed, not after.
None of this makes the work harder to build. It makes the planning matter more, and it is the part owners most often underestimate.
Buildings that came through 1906 are now well past a century old, and they carry the systems to match — knob-and-tube wiring, galvanized supply lines corroded from the inside, and foundations that predate any seismic requirement.
They also carry original detail that is worth protecting: redwood millwork, plaster mouldings, wainscot, and facades that belong to a streetscape. We price the systems work separately from the visible remodel, because on a building this old the invisible half is often the larger number.
Permits run through San Francisco's citywide Department of Building Inspection; there is no Mission District building department. Parts of the neighbourhood also sit within cultural and historic district designations that affect exterior work.
