Lafayette is one of the greener places in the Bay Area — oak-covered hills, winding roads, homes set back among mature trees. The town has protected that character deliberately, and it defines both what building here is like and why people want to live here.
The housing is largely 1950s through 1970s, with substantial newer construction and heavy remodeling since. Mid-century ranch homes and split-levels on sloping, wooded parcels, plus older homes near the downtown core.
Most of our work here is whole-home renovation and significant additions. These are good houses in beautiful settings that were built to a different standard of insulation, glazing, and open-plan living than owners now want.
Lafayette combines planning and building in one department, and it takes the town's wooded, semi-rural character seriously. For work that affects the exterior or the site, design and tree considerations often drive the calendar more than plan check does.
Lafayette is heavily wooded and largely hillside. Trees, slope, and drainage are not incidental here — they shape what can be built, where it can go, and what the site work costs.

Three site conditions drive Lafayette costs, and none of them appear on a floor plan. Trees are protected and are genuinely part of the property's value — designing around a significant oak nearly always produces a better result than removing it, and removal may not be permitted anyway.
Slope means stepped foundations, more concrete and engineering, and deliberate drainage. Water moving through a wooded hillside is what undermines foundations over time, so drainage is protective spending rather than optional.
Access is the third. Narrow winding roads, long driveways, and homes set well back mean material handling takes real labor. A crew that cannot park a truck near the work is a slower crew.
Lafayette is inland and gets hot, so the envelope work that matters across Contra Costa matters here too — insulation, better glazing, attic ventilation, and shading.
The wooded hillside setting also makes fire-aware construction worth considering seriously, particularly on exterior work. Ember-resistant vents, appropriate roofing and siding assemblies, and careful detailing at eaves and decks are worth discussing when you are already replacing those elements.
None of that has to compromise how the house looks. It is largely about material and detailing choices at moments when you are spending the money anyway.
