The Outer Mission is the transition between two San Franciscos. Head north along Mission Street and the buildings tighten into the flats and mixed-use density of the inner Mission; head south and they open into the detached single-family grid of the Excelsior and Crocker-Amazon.

For a remodel, the first question is therefore which kind of property you actually have. A two-unit building brings requirements a single-family house never sees, and the answer changes the project substantially.
On a detached single-family house here, the work is straightforward southern-San-Francisco remodelling: driveway access, side setbacks, a rear yard, and the usual 1930s list of a closed-off kitchen, one bathroom, and no insulation.
On a two- or three-unit building, San Francisco's mandatory soft-story retrofit programme may apply to qualifying buildings — a requirement rather than an optional upgrade. Occupied units bring notice and habitability rules, and shared systems complicate changes that look simple on a drawing.
We establish which you have at the first visit, because the two price and schedule very differently.
A median build year before 1940 puts the Outer Mission in the same era as the Mission and Bernal Heights, but without their prices — and with far easier construction access.
That age brings the expected work: original wiring, galvanized supply lines that have corroded from the inside, and foundations that predate any seismic requirement. We price that separately from the visible remodel so the split is clear rather than arriving as a change order.
Permits run through San Francisco's citywide Department of Building Inspection — the Outer Mission has no building department of its own.
