Haight-Ashbury has some of the largest and most elaborate Victorians in San Francisco — Queen Annes and Italianates built in the 1890s and 1900s as substantial single-family houses for the city's expanding middle class.
Very few of them are still used that way. Over the following century most were divided into flats, then subdivided again, and a great many have been partly reassembled since. The result is buildings with genuinely grand bones and unusually complicated internal histories.
That combination defines the work here. There is real architecture worth restoring, sitting behind decades of alterations of wildly varying quality — and the first job on any Haight project is figuring out which is which.
These houses reward restoration more than most. Original redwood millwork, plaster mouldings, ceiling medallions, stair joinery, and stained glass are expensive to reproduce and immediately obvious when they have been replaced with stock modern equivalents.
Underneath, the usual century-old realities apply and then some: knob-and-tube wiring, galvanized supply lines, unreinforced foundations, plus whatever previous subdivisions did to the structure when they cut in new walls, kitchens, and bathrooms.
We survey thoroughly before pricing on Haight buildings, because the gap between what a set of drawings shows and what is actually behind the plaster is wider here than almost anywhere in the city.
The Haight's streetscape is a significant part of its value, and exterior work is looked at accordingly. Facade changes on a building of this age and prominence deserve to be treated as a design question rather than a product choice.
The blocks are dense, buildings share party walls, and there is rarely a side yard or on-site parking. Access, staging, and neighbour management are real parts of the job here.
Permits run through San Francisco's citywide Department of Building Inspection — Haight-Ashbury has no building department of its own. Building age can bring historic evaluation into the process.
