These are planning ranges for typical 2026 projects, not quotes. Every project is priced after a site visit.
Most of Hayward's single-family housing went up between the 1950s and the 1970s, during the East Bay's post-war expansion. That means ranch and split-level homes on regular lots, with framing and layouts that are straightforward to work with compared to pre-war housing in Oakland or Berkeley.
The practical upside is that Hayward remodels tend to be more predictable. The framing is dimensioned lumber on a standard grid, foundations are usually poured perimeter with a crawl space or slab, and there is rarely a preservation constraint on what you can do to the exterior.
The common complaints are the ones that era produced: small closed-off kitchens, one bathroom serving three bedrooms, single-pane aluminum windows, and almost no insulation. Those are all solvable, and they are the projects we do most often here.
Hayward runs a Permit Center that handles residential work, with walk-in hours, appointments, and virtual service depending on the day. Review times are moderate by Bay Area standards — the bigger scheduling variable is usually how complete your first submittal is.
Applicant revision time is on top of the city's clock. A correction list that takes you three weeks to answer adds three weeks to the project, which is why we front-load the drawing set rather than submitting something thin to start the clock.
Permit fees and review times change. Check current requirements on the City of Hayward Permit Center building permits page before planning around a date.
The Hayward Fault runs directly through the city — it is named for it. Parts of Hayward sit inside a state-designated Alquist-Priolo earthquake fault zone, which affects what you can build and where, particularly for new habitable structures near the trace.
For a typical kitchen or bathroom remodel this is not a factor. It becomes one when you are adding square footage or building a detached ADU, because the location of new habitable space relative to the fault trace can require a geologic investigation before the city will permit it.
We check the fault-zone maps at the start of any Hayward project that adds space, rather than after a design is finished. It is a five-minute check that occasionally saves an entire redesign.
If you are planning an addition or detached ADU in Hayward, confirm whether the parcel is in an Alquist-Priolo zone before design work starts. It rarely stops a project, but it can change where the new structure goes.
Hayward has a high share of multigenerational households, and a lot of our work here is about making one house work for more than one generation — a downstairs suite with its own bath, a converted garage, or a detached ADU in a back yard that has the room for it.
Post-war lots in Hayward are often generous enough for a detached unit without crowding the main house, and attached garages convert well because the slab, walls, and roof already exist. The usual cost drivers are insulation, egress, a proper moisture barrier over the slab, and running utilities.
State ADU law requires ministerial review within 60 days for designs that meet objective standards, which makes this one of the more predictable projects to schedule.
