The median San José home dates to the early 1970s. Across Willow Glen, Cambrian, Blossom Valley, and the Eichler tracts, that means solid houses carrying fifty-year-old kitchens, single-pane windows, original panels, and floor plans built for a different way of living.
San José is also the Bay Area's largest city by a wide margin, which means enormous variety — a 1920s Willow Glen bungalow and an Almaden hillside home need completely different approaches. We scope each project around the house you actually have.
San José runs an Express Plan Check program that most homeowners never hear about. Qualifying single-family remodels get reviewed in a dedicated appointment, with comments back in two to three business days instead of waiting in the standard queue.
Two things are worth knowing. San José publishes a Customer Service Dashboard showing current turnaround at each phase, so you can check real timelines before committing to a schedule. And for an additional fee the city offers expedited review that can cut plan check time by roughly 30 to 50 percent — sometimes worth it when a project is time-sensitive.

San José has been one of California's most ADU-friendly big cities, and the economics are a large part of why. In premium neighborhoods like Willow Glen, Rose Garden, and Almaden, an ADU can rent for roughly $3,200 to $4,000 a month — which is why so many owners here treat it as an investment rather than just extra space.
Two rules matter more than most homeowners realise:
Soil conditions vary sharply across San José. Willow Glen and Almaden Valley sit on noticeably different ground, and that affects foundation design and cost for a detached ADU. It's worth establishing early rather than at plan check.
San José has a significant stock of Eichler and mid-century homes, concentrated in tracts like Fairglen. They are wonderful houses with very specific constraints: post-and-beam framing, radiant heating cast into the slab, single-pane floor-to-ceiling glass, and flat or low-slope roofs.
Cutting into a slab without first locating the radiant tubing is the classic expensive mistake. So is replacing original glazing without accounting for the framing. These homes reward a contractor who has worked on them before — and punish one who hasn't.
California's 2025 Building Standards Code took effect on January 1, 2026, and San José plan-checks against it. In practice this affects energy requirements, electrical provisions, and how existing conditions must be brought up to current standards when you pull a permit.
If you were quoted or drawn under the previous code cycle, it is worth confirming the plans are current before submitting. Re-drawing at plan check costs far more time than checking up front.
