Union City was formed in 1959 from the merger of two older communities, Alvarado and Decoto, and the housing reflects that layered history. Those original districts have the oldest stock in the city, some of it dating well before the merger. The rest of Union City filled in from the 1960s onward with suburban tracts.
For a remodel, that means two quite different jobs depending on where you are. The older Decoto and Alvarado areas have conventional raised-foundation homes with the systems questions that come with age. The later tracts are slab-on-grade with conventional framing and predictable layouts.
Union City also has one of the highest shares of multigenerational households in the region, and a lot of our work here reflects it — second suites, converted garages, and ADUs built so that extended families can live together with some independence.
Union City issues some permits over the counter during business hours, which is genuinely useful for smaller projects — a like-for-like replacement can often be permitted the same day rather than entering a plan check queue. Applications can also come in by email or mail.
The over-the-counter path is worth asking about specifically. Water heater and furnace replacements, re-roofs, and similar like-for-like work often qualify, and knowing that up front can save a week on a project that was never going to need plan check.

The most common brief we get in Union City is not a nicer kitchen — it is more usable living space for more people. That usually resolves into one of three projects: a downstairs bedroom and full bathroom for grandparents, a garage converted into a self-contained suite, or a detached ADU in the rear yard.
Each has a different cost and a different degree of independence. A junior ADU within the existing house is the least expensive and shares most systems. A converted garage sits in the middle. A detached ADU costs the most and gives the most separation, including a separate address and the option to rent it later.
We usually walk through all three at the first visit, because families often arrive assuming they need the most expensive one when the middle option would do what they actually want.
Union City's 1960s–80s housing is straightforward to work on, and the recurring items are the ones that era produced: kitchens closed off from living space, original single-pane windows, minimal wall insulation, and electrical panels that are adequate until you add a modern kitchen and a car charger.
On slab-foundation homes, plumbing relocations mean cutting concrete, so we try to design around existing drain locations. Where the layout genuinely needs to change, that cost gets priced openly rather than discovered mid-project.
