Sunnyvale went from orchards to one of the densest employment centers in the country within a couple of generations, and the housing records every step. The Heritage District near downtown holds the oldest stock, some of it early-1900s. The great bulk of the city is 1950s and 1960s tract housing built for the aerospace and electronics boom. Then come the 1970s–80s infill and the newer high-density development near the Caltrain corridor.
For remodeling, the mid-century tracts are the heart of the work. Ranch homes with three bedrooms, one or two bathrooms, a closed kitchen, and a two-car garage — good structure, dated layout, and almost universally under-insulated.
Sunnyvale also has mid-century modern tracts with post-and-beam construction, which need a different approach from conventional framing. Knowing which one you have matters before design starts.

The requests here are consistent, and they follow directly from what the 1950s and 60s built. Open the kitchen into the family room. Add a primary suite, because the original three-bedroom-one-bath plan does not work for how people live now. Replace the single-pane aluminum windows. Get insulation into walls that never had any.
The single most transformative change is usually opening the kitchen wall — and it is also the one that turns a finish-level project into a structural one, since that wall is frequently load-bearing. We price it as structural from the start rather than discovering it during demolition.
Sunnyvale sits in the middle of one of the strongest rental markets in the country, which changes the ADU calculation. A detached unit here has a shorter payback period than in most of the Bay Area simply because of what it rents for.
Post-war lots in Sunnyvale are generally regular and often deep enough for a detached unit with usable yard remaining. Garage conversions are the lower-cost path and work well on these homes, though giving up covered parking is a real trade-off on a street where parking is tight.
State law requires ministerial review within 60 days for designs meeting objective standards, and limits how far local setback and coverage rules can restrict an ADU.
