Potrero Hill has a microclimate the rest of the city envies. It sits east of the fog line, gets meaningfully more sun than the avenues, and looks out over downtown and the bay from its northern and eastern slopes.

The older hill housing is modest by origin — small cottages and workers' homes from the early 1900s, many since extended. Foundations are frequently minimal and previous alterations are common, so an honest structural look before design is worth having.
Living space over a garage cut into the slope is widespread here, which is the standard soft-story condition. On a hillside it is worth addressing on its own merits, and it is far cheaper while walls are already open.
