These are planning ranges for typical 2026 projects, not quotes. Every project is priced after a site visit.
Mountain View's single-family neighborhoods are largely 1950s and 1960s — the housing that went up when this was an orchard town turning into an electronics one. Old Mountain View near the downtown core has older, smaller homes. Cuesta Park, Waverly Park, and the tracts around them are classic mid-century.
Monta Loma and several neighboring tracts include mid-century modern homes with post-and-beam construction, flat or low-slope roofs, and large glazed openings. Those are a different remodel from a conventional ranch and need to be approached as such.
What has changed is everything around the housing, not the housing itself. These are still three-bedroom, one- or two-bathroom homes with closed kitchens and no insulation, now owned by households who need them to do considerably more.
Mountain View runs a dedicated development permits site and a public counter at City Hall on Castro Street, open weekday mornings and afternoons. For most residential remodels the schedule is driven by the completeness of the drawing set rather than the city's queue.
Mountain View has a dedicated site for permit information and status, which is genuinely useful mid-project. Being able to check where an application actually sits takes a lot of guesswork out of scheduling trades.
Permit fees and review times change. Check current requirements on the City of Mountain View Building Division building permits page before planning around a date.
If your Mountain View home has exposed beams, a low-slope roof, and floor-to-ceiling glass, it needs a contractor who has worked on this construction before. Post-and-beam framing means many interior walls carry no load at all, which opens up possibilities — but the walls and posts that do carry load are critical and not always obvious.
Radiant heating cast into the slab is common in these houses and frequently at the end of its life. Replacing it is a real decision with real cost implications, and it affects flooring and ceiling choices throughout the project.
The glass is the other defining feature. Original single-pane glazing is why these houses are beautiful and why they are cold. Replacement has to satisfy Title 24 while keeping the sightlines and frame proportions that make the architecture work.
Mountain View has one of the strongest rental markets in the country, which shortens the payback period on an ADU considerably compared with most of the Bay Area. That changes the calculation for homeowners who are weighing a second unit against other uses of the same budget.
Mid-century lots here are generally regular and often deep enough for a detached unit with usable yard remaining. Garage conversions cost less and work well, with the usual trade-off of losing covered parking.
State law requires ministerial review within 60 days for ADUs meeting objective standards, and limits how far local setback and coverage rules can restrict them.
