San Lorenzo Village has a genuinely notable history. Starting in 1944, under contract to the U.S. Navy, the David D. Bohannon Organization built a tract of two- and three-bedroom homes for East Bay war workers. Bohannon's assembly-line approach — his pre-cutting techniques were known as the California Method — produced around 1,500 houses in 500 days, and the methods he developed here were later used at Levittown.
The result was one of the nation's first planned communities, laid out with land set aside for schools, churches, parks, and retail centers rather than just houses. Eighty years later that planning is still what the neighborhood feels like.
For remodeling, the practical consequence is remarkable consistency. These homes were built to a small number of plans, at the same time, by the same organization. When we have worked on one, we have a very good idea of what is inside the next — the framing, the original electrical, the plumbing runs. That predictability shows up as tighter estimates and fewer change orders.
San Lorenzo is unincorporated Alameda County, so permits go through the county's Community Development Agency rather than a city building department. If you have been reading about Hayward or San Leandro permit rules, those are not the rules that apply to your house.
San Lorenzo Village homes also carry a layer that most Bay Area housing does not: the original development came with its own community association and design expectations. It is worth understanding what applies to your specific property before designing an exterior change.
Permit fees and review times change. Check current requirements on the Alameda County Community Development Agency building permits page before planning around a date.
These houses were built quickly and economically for wartime workers, and they were built small — two and three bedrooms, one bathroom, compact kitchens. They have held up well, but the systems are original in many of them.
The recurring work is consistent across the tract: updating electrical service to carry a modern household, replacing original galvanized supply lines, adding insulation that was never installed, replacing single-pane windows, and reworking a kitchen that was designed for 1944 rather than now.
The challenge in a uniform tract is adding space without producing something that fights the street. San Lorenzo Village has a consistent scale and rhythm, and additions that ignore it stand out in a way most owners regret.
In practice, rear additions work better than front or side ones here, because they add real space without changing what the neighborhood looks like. Garage conversions and detached ADUs in the rear yard work on the same principle. Lot sizes are modest but generally workable for a compact detached unit.
